Types of Planning Application

There are two main types of Planning Application:

1. Outline Applications which seek permission for development in principle for a particular building. It is not necessary to submit fully detailed plans with this type of application but you must show clearly the site of the application in relation to the surrounding area. However in certain areas, such as Conservation Areas or Areas of Outstanding Natural Beauty, further information, by way of full or illustrative drawings, may be required.

Note: In certain cases, in Conservation Areas in particular, an outline application may be inappropriate and a full application, with all details shown, should be submitted.

2. Full Applications with seek detailed permission for buildings or permission for a change of use. Plans showing the area and buildings involved in the proposals must be submitted with the application.

Other Types of Application

  1. In addition to planning applications, the District Council has to deal with a variety of other applications which include:
    Application for Listed Building Consent to Alter or Demolish a Listed Building. The District has 3760 listings but this may equate to around 5500 when taking into account multiple listings and curtilage-listed buildings proposals involving works to a listed building account for a significant part of the work of the Conservation & Urban Design Function.
  2. Application for Conservation Area Consent. Demolition of unlisted buildings in Conservation Areas requires consent, with exceptions being made for certain minor works.
  3. Consents for the Display of an Advertisement. The great majority of the area of the District is an Area of Special Control for the display of advertisements. Regulations covering advertisements are complex and you are recommended to seek advice if you wish to display an advertisement.
  4. Applications for Mineral Extraction or the Disposal of Waste are dealt with by the County Council, although the District Council makes its comments on them which are then passed to the County Council.
  5. The Council is also consulted on a wide range of matters which affect land use and the environment of the District. Proposals from the Electricity Board for new overhead lines, for example, are referred to the Development Control Implementation Team.
